Off-the-shelf AI knows nothing about your studio: not your fee schedule, not your exclusions, not how you write. Each draft below came from one office's own files, and the circled letters show which file each part came from.

412 Sackett Street
Renovation and rear extension of a townhouse, Brooklyn
1Understanding
Thank you for thinking of us for Sackett Street. The brief is a full renovation of the four-storey townhouse, about 3,400 square feet, with a new rear extension and a finished cellar, construction starting in the spring. The house is in a historic district, so work visible from the street needs landmarks approval before filing.

Parapet coping
Courtyard House, rear extension
1Question
Detail 4/A-501 shows a metal coping over the parapet, but the specification lists two coping materials. Please confirm which applies at the rear extension, and the lap at the corners.
Contractor’s proposal: use the street-façade coping at the rear, for uniformity.
2Response
Provide 0.040 in. prefinished aluminum coping per Section 07 62 00, paragraph 2.3.B. The alternate in 2.3.C applies to the street façade only. Lap corners 4 in. minimum, set in sealant as 3.4. Cleat spacing and underlayment remain as drawn. The contractor’s proposal is not accepted.

3For the architect to confirm
Whether the rear extension is visible from the street, which decides whether landmarks review is at staff level or a public hearing; and whether any recent text amendment changes the figures above. The analysis lists these; it does not rule on them.
Examples. The practice, names and figures are illustrative.

Design. No drawings, no Revit or Rhino, no renderings. No professional determinations: structural, life-safety, code and zoning conclusions stay yours; it cites, it doesn't decide. And it never sends anything.
Out of the box, neither has read your fee schedule, your exclusions or a single one of your past projects. You pay for what it learns from, years of your own documents, and for the judgment about what not to automate.
No. I build on whichever your office already uses. It's plain text either way, nothing is locked in, and nobody needs to be technical.
The confidentiality clause is in the engagement letter, and I will sign your NDA. Your material goes into a private build for your practice only: never reused, never used to train anything, deleted on request.
It will. Everything is a draft, reviewed the way you'd review a junior's, and the zoning skill cites every number so you can check it.

I run biagio bureau, a studio in New York, after a decade leading projects at Bjarke Ingels Group and Shigeru Ban.
I've led projects from first sketch through construction administration, from towers to 3D-printed buildings and the computational workflows behind them. I know the hours it takes to run a project properly, and I build the software that gives them back.

Send me something you've been putting off.
I do the setup day and the build myself, so I take on two practices at a time. Tell me about yours and bring a real document: an RFP, a field report, a set of meeting notes, anything that takes your time.
